Ziyad Iqbal, reverse mortgage specialist

Hi, I’m Ziyad Iqbal

For more than 12 years I’ve focused on one thing: helping Canadians 55+ use their home equity wisely. I’ve sat at a lot of kitchen tables, and I know these decisions involve the whole family.

My job isn’t to sell you a product. It’s to lay out every realistic option, explain the costs honestly, and help you choose what’s right — even if that means doing nothing at all.

What clients say

Common questions

Will I still own my home?

Yes. With all three options you remain the owner and stay on title. The lender registers a mortgage against the property, just as a regular mortgage does.

What happens to my children’s inheritance?

Borrowing against your home does reduce the equity left in your estate, and I’ll show you by how much under different scenarios. Many families prefer to see that money help now. We can include your children in the conversation so everyone understands the plan.

Do I need a pension or employment income?

Not for every option. A CHIP reverse mortgage is based mainly on your age, your home’s value and its location. A home equity line of credit does require you to qualify on income and credit.

Will talking to you affect my credit score?

No. Our first conversation and your options review don’t involve a credit check. If you later decide to apply, I’ll tell you beforehand what the lender will need.

Is there a cost for the review?

The review is free and there’s no obligation. If you go ahead, every cost — interest, appraisal, legal and any fees — is explained to you in writing before you sign anything.

Where do you work?

I’m based in Burnaby and help homeowners throughout British Columbia, Alberta and Ontario, by phone, video call or in person.

Find out what’s possible — with no pressure

A few minutes on the phone could change how the next few years feel. Ask me anything; there are no silly questions.
